We all have this problem.  Usually we relate it to a seller.  The seller wants to sell the home for as much as the seller can.  The problem is they don’t want to spend any money.  They don’t want the home to be kept at a cool temperature because the electricity bills will be higher. It is hot here in the Phoenix Metro area.

 

 

They don’t want to paint the orange dining room because that costs money, and they like the orange paint.  They don’t see any need to make the landscaping look better, or keep some lights on in dark rooms.  They have lived with the home this way….let the buyers fix up the home.  

Sellers are tripping over dollars while picking up pennies.  Sellers need to spend a little to reap a lot more!

 

 

The buyers can do the same.  They want the home to sparkle.  No diamonds in the rough for most of them!

 

They are missing the point that it IS a diamond!  If the home is too hot, lets not stay and see the home’s potential, let’s go get a cool drink.  We are dying looking at homes in the heat… it is a desert you know!  They don’t like the paint color…it is not expensive to paint, but they want the home ready to move in to.  I have even seen buyers fall in love with a lesser home, one with less resale value, more negatives such as a busy road behind the home because it was beautifully staged.   The home that needs paint or landscaping was in a much nicer neighborhood and the floor plan was soooo much better! There was a lot more potential for appreciation!

Buyers are tripping over dollars while picking up pennies in their own way.  They don’t want to work on the home that is actually of greater value because they don’t want to spend the “pennies” to be able to reap the “dollars”.

I have had clients like that, and you have to remind them that another month waiting for the "right" price is another mortgage payment etc... That dollar you are waiting for can cost thousands!

Sellers sometimes just don't understand.  Buyers will ask for large price reductions over stupid little items that would cost less that $50.00 to fix.
