What a buyer doesn't know can hurt them.  If you are not willing to give loyalty to one agent, then how do you expect to get 100%+ service in return.  No one wants to work for someone and wonder if that person is going to be loyal in return.  So if that is the case, how hard to you work for that person.  Won't your efforts go into the other clients you have that ARE loyal to you?  Of course.  So it is in a buyer's best interest to establish a great working relationship with ONE agent.  A great agent.  This is all you need.  Finding the home is not hard, and then the next step is having a great agent that protects you during contract writing, negotiations, inspections, title report, septic certifications, public reports, overflight maps (to name a few). 

Make sure you are working with a good agent and they will take good care of you.

I met with a customer yesterday who has been traveling across the US to takeReal Estate Customers a new job.  She is buying a home in Winchester, VA.  We've been going back and forth on the phone while she has been in the process, and I've had a challenge finding a property that would meet her needs and fit her budget.

While we were looking at a property yesterday, she made a comment about the agent who was showing her property the night before.  What?  Over her move, she has been collecting agents to help her find the best deal and the right house.  This is where I exit the scene.  I don't take other agent's lunch money, Surprised manand I'm not going to commit my time and run around showing properties to an individual who has no commitment to me.

This is why a Buyers-Broker Agreement is so important.  Ironically, I normally give a customer one trip out before having them sign the agreement.  This was her first trip, and she was already playing the Realtor field.

Why do they do it?   I think a lot of the time they just don't know that it's not a good idea.  They don't take into consideration that an agent only makes money when the deal is done, and they don't realize that it costs an agent money to service their search.  I have seen more than one customer who thought they were doing the agent a favor, and that would be true if they bought a house.  But, if they are just shopping it benefits no one. 

I think the bottom line for many is they simply don't know that they don't know.  Others use it because it's easier since many agents are willing to run out at a moments notice.  They might be planning on negotiating the commission down or a rebate up, but I think most don't even think about it.

I got a sign call from a potential buyer that said she would only work with the listing agent. There was a long pause on the other end of the phone, when I said, "who's going to represent you in the transaction." We had a long talk about agency relationships, and it was a real eye opener for her.

I also agree that buyers-broker agreement is important and essential. Buyers should expect our loyalty and in return we should expect the same from buyers.

Folks only care about what interests them. In this case it is a house. They could give a flip about agency or how agents are compensated.  And this is not a rant, frankly I catch myself acting the same way in areas outside of real estate.
